Staggered Modern Apartments

OSPA Arquitetura E Urbanismo Reimagines Urban Residential Living

OSPA Arquitetura e Urbanismo's Cap. 1 Três Figueiras redefines urban residential living in Porto Alegre through a thoughtful integration of architecture, landscape, and community-centric design. Situated in a low-density neighborhood, the project features 16 staggered apartments across four blocks, each oriented to preserve views of a historic fig tree while maximizing natural light through east-west exposures.

The urban residential living development is centered around a 'suspended houses' design concept, which is realized through U-shaped concrete terraces with Hijau stone-clad pools. Through this arrangement, OSPA Arquitetura e Urbanismo creates private outdoor spaces that blur indoor-outdoor boundaries.

By aligning with local zoning laws that exclude terraces from built-area calculations, OSPA enhances livable space without compromising the development’s aesthetic or functional harmony. The ground floor prioritizes pedestrian engagement with a landscaped stepped garden, for example. Communal amenities — including a spa, gym, and art-filled gallery — reflect a commitment to wellness and cultural enrichment.
