The structure is defined by thick concrete walls, rectilinear volumes, and a restrained material palette. Openings are carefully positioned to control views and sunlight while maintaining privacy from the surrounding urban environment.

The interior layout is arranged across multiple levels, with living spaces distributed around the courtyard to create visual connections between floors. Concrete is left exposed throughout the interior and exterior, forming floors, walls, and ceilings without additional surface finishes. Circulation is handled through staircases and walkways that frame the courtyard void. Lima House follows Pezo von Ellrichshausen’s established approach to geometric clarity, structural mass, and minimal material variation.
