Runda is a newly completed three-bedroom family home in North London designed through a collaboration between creative developer Flawk and architect Nikjoo on a formerly neglected infill site. The house responds to its irregular plot with a sweeping curved brick façade that references the site’s history as a former brickworks and bridges the character of surrounding modernist flats and Victorian terraces. The exterior uses two brick tones to modulate visual massing and align with neighbouring buildings while punctuating elevations with round and varied-sized windows that animate the composition.
Internally, the 128 square-metre residence is organized to maximize light and spatial fluidity, with bespoke joinery, natural materials, and bespoke details contributing to a refined yet playful aesthetic. Curved partitions, sculptural ceilings, and tailored fixtures enhance the tactile experience throughout the living spaces. The project also incorporates sustainable elements such as a timber frame, a green roof, and an air-source heat pump to reduce carbon emissions below regional regulatory standards
