Próspera Roatán is a charter city located on the island of Roatán off the north coast of Honduras, documented in a new photographic series by Brooklyn-based writer Sam Venis. The site comprises two adjacent areas owned by the Próspera organisation: a largely undeveloped zone known as the Beta District and a preexisting resort area. Current construction in the Beta District includes a 14-storey apartment tower and an office building designed by Guatemalan studio Taller Aca, alongside a Circular Factory by Mexico-based Lava Architects that houses CNC robotic milling equipment.
The infrastructure is intended to support further development, including planned hospitality and residential buildings designed by Zaha Hadid Architects for the resort portion of the site. Próspera operates as a special economic zone with its own regulatory framework, positioning itself as a startup-oriented community with independent building codes and governance systems. Venis’ photographs show early-stage construction amid limited infrastructure, with additional residential, industrial, and prefabricated buildings planned across the property.
