Lagoon View Residence is a hillside house in Tiburon, California, remodeled by Swatt + Partners to reorganize an existing structure overlooking San Francisco Bay. The project reworks a previously fragmented home into a continuous plan distributed across multiple levels. Floor-to-ceiling glazing is introduced along the south and west elevations to open primary living spaces toward views of the bay, the Golden Gate Bridge, and the Pacific Ocean. Cantilevered roof planes and exterior terraces extend interior rooms outward, while more solid architectural elements define the uphill side of the house. Circulation is clarified through aligned floor plates and consistent spatial proportions.

The exterior combines integrally colored cement plaster, stained tongue-and-groove cedar siding, Windsor limestone, and clear anodized aluminum window frames. Landscape design responds to the steep site with terraced planting and stepped paths connecting outdoor areas. Interior spaces are arranged to prioritize sightlines and daylight while accommodating daily living across the home’s multiple levels.
