Mixed-Use Skyscrapers

The Inaura Building is a 42-Storey Tower Planned for Downtown Dubai

Inaura is a mixed-use skyscraper designed by architecture studio MVRDV for developer Arada in Downtown Dubai. The 210-metre-tall tower combines a hotel with 114 branded residences, including apartments, duplex sky villas, and a multi-level penthouse. At street level, the building incorporates public-facing restaurant and lobby spaces, with fitness, spa, and wellness facilities stacked above. A defining feature of the tower is a large spherical volume positioned high on the structure, which contains a sky lounge offering panoramic views across the city, including sightlines toward the Burj Khalifa and Dubai Mall. Residential units are arranged above and below this element, with outdoor terraces integrated into the upper levels.

The tower’s façade is articulated with horizontal balcony bands that increase in depth toward the top of the building. Glazing becomes progressively more transparent at higher levels to enhance daylight and views. The project is planned as part of a broader mixed-use development in the area.
