Timber Retrofit Extensions

The Old Orchard Extension Expands a Bungalow with Low-Energy Design

The Old Orchard extension by Gresford Architects reworks a 1960s bungalow in Oxfordshire through an EnerPHit retrofit and vertical expansion. The project retains much of the original structure, including foundations and load-bearing walls, to reduce embodied carbon. A new first-floor level is added using a timber frame, while the exterior is wrapped in insulation and clad in Western Red Cedar sourced from trees on the site. The updated envelope improves thermal performance to the point where no conventional heating system is required.

The interior is reorganized around a series of coloured timber volumes that define functional spaces across the ground floor. Sliding pocket doors allow rooms to open or close as needed, creating flexible circulation between living areas. Additional elements include a corrugated steel roof and triple-glazed openings that support ventilation and energy efficiency.

Timber Retrofit Extensions
A surge in adding timber-framed upper levels onto existing dwellings highlights scalable methods for low-embodied-carbon vertical expansion.
Embodied Carbon Conservation
Reusing foundations and load-bearing walls in refurbishments points to materials-preserving workflows that reduce upstream emissions across projects.
High-performance Envelope Integration
Adoption of deep-insulation wraps, triple glazing, and airtight assemblies signals a shift toward building envelopes capable of eliminating conventional heating systems.

Industries Being Reshaped

Residential Construction
Renovation-focused builders are positioned to deliver whole-home energy upgrades that redefine value by prioritizing long-term operational savings over new-build volume.
Prefabricated Timber Manufacturing
Offsite-manufactured timber modules and panels could enable faster, lower-waste retrofit insertions that capitalize on heritage-structure retention.
Building Insulation and Façades
Advanced insulating wraps and high-performance cladding systems present opportunities to transform existing stock into near-passive buildings without full rebuilds.
