studioMDA Completes the Marian Goodman Gallery

studioMDA has completed the Marian Goodman Gallery's new flagship and global headquarters at 385 Broadway in New York City. The venture transformed the historic Grosvenor Building, an 1875 industrial landmark, into a 35,000-square-foot facility that houses exhibitions, research, administration, and art storage across five floors, including two levels of below-grade storage and archive spaces.

The adaptive reuse project preserves the character of the original cast-iron facades, which were restored in a two-tone gray palette, while exposing timber joists, interior brickwork, and large arched openings throughout. The new Marian Goodman Gallery concept also introduces a 55 x 26 column-free gallery on the ground floor with 16-foot ceiling heights to accommodate works across a wide range of scales and media.

Additionally, by relocating elevators and stairs to the rear of the building, the design team opened the floor plates and created clearer, more continuous flow between galleries.

Trend Themes

  1. Adaptive Reuse Galleries — Historic commercial buildings are becoming flexible cultural venues where preservation, exhibition design, and operational infrastructure converge in high-value urban spaces.
  2. Integrated Art Infrastructure — Galleries with research, administration, storage, and archives under one roof reflect a shift toward consolidated creative headquarters with stronger institutional capabilities.
  3. Column-free Exhibition Spaces — Large unobstructed gallery floors support immersive installations, oversized works, and multimedia programming that redefine how contemporary art is displayed.

Industry Implications

  1. Architecture and Design — Preservation-led spatial planning is reshaping demand for firms that can merge heritage restoration with modern cultural functionality.
  2. Commercial Real Estate — Landmark adaptive reuse projects signal new value for aging urban assets positioned as premium arts, culture, and headquarters destinations.
  3. Museums and Galleries — Expanded back-of-house facilities and flexible exhibition environments are elevating expectations for how art organizations manage collections and visitor experiences.
